Start with how often you want to walk to shops, appointments, and the market, and how much space and privacy you want. Closer to the village means convenience; further out, the property usually does more of the work. My recent work on the island has ranged from townhomes near Ganges to rural acreage further out. Neither is better; it depends on how you want to live. Inventory changes. Confirm any property with a current listing record.
Which ferry will you use most, and how should that shape where you look on Salt Spring?
Think about where you travel most often, then notice how far each search area is from the Fulford Harbour and Vesuvius terminals. On an island, the ferry is part of daily life, not just a holiday detail. I can help you weigh terminal access for specific properties. Schedules and fares come from the ferry operator. Ferry schedules and fares change. Confirm them with the ferry operator.
What should you find out before buying acreage or a building lot on Salt Spring?
Ask about the water source, septic, road access, what can be built, and how much upkeep the land needs. A finished home and a bare lot raise very different questions. How do you start comparing different parts of Salt Spring Island?
Use a simple frame: distance to Ganges, distance to your ferry, access to a lake or the ocean, access to trails, and how much land you want. Then compare specific homes in each area. Is a townhome near Ganges a good fit if you want island life without managing land?

Before real estate, I worked at the credit union as an Account Manager doing mortgages and lending, I held a mutual funds licence as a financial advisor, so I clearly understand the importance of financial investments, especially real estate. I also worked in management, so I am adept at teamwork at all levels.
I’m also part of this community in a myriad of aspects, not just working in it. I’m a member of the Salt Spring Poultry Club, the Salt Spring Abattoir, the Literacy Society, and our local Royal Canadian Legion. I am the Chairperson for our High School PAC. I’ve volunteered with several island schools; I was the Secretary for the Youth Soccer Association; I’ve got my 200 hour YTT and taught yoga classes; I’ve taught cooking workshops and classes, I wrote a cookbook called Mama Love the Holy Grail of Family Cooking, and have a small scale farm at my home, being a firm believer in as much “yard to table” as I can manage. I have a great network of farming friends for those items I do not farm or grow myself. I also have a strong network in the local trades and construction community, which helps when a property needs work or a build is on the horizon.
One of my favourite things about Salt Spring Island is the proximity to both Vancouver and Victoria. With three ferry terminals, we have easy access to both the mainland and Vancouver Island. For quick trips we also have the Seaplane in Ganges Harbour that can get us over in 20 minutes or less, so I can visit family members in Vancouver or hit the airport for a getaway. I’m also a member of the Union Club in Victoria so I use that as a base when I’m heading to Vancouver Island for fun.
No matter where I travel, or for how long, the best part is always coming home to beautiful Salt Spring Island where I can live my best life.

Salt Spring Island has been my home for 26 years, and I still love its rural beauty, peace and quiet, and distance from city life. I love travelling and discovering new places, but there’s nowhere I’d rather come home to—and nowhere else I choose to practise real estate.
I’m a mother of four, grandmother of three, small-scale farmer, and avid gardener. Life outside work includes raising chickens and geese, paddleboarding, hiking, and turning what I grow into meals to share. I’m a passionate cook and foodie, and I value volunteering and giving back to this community.
